How It Works

Which counties do you handle permits for?

We handle permit applications for Chesterfield, Henrico, and Goochland counties. The correct jurisdiction rules are confirmed during the scoping visit, and the full application package is assembled before any construction date is set.

What does the HOA architectural review packet include?

It covers site dimensions, court layout drawings, surface and color specifications, fencing height and setback details, and drainage provisions. It is prepared during the same scoping phase as the permit application so both submissions are ready at the same time.

Can the board approve and fund each phase separately?

Yes. The itemised estimate breaks earthwork, sub-base compaction, surface pour, acrylic coating, fencing, and lighting into separate cost categories. Boards can approve and release funds for each phase independently without committing to the full project upfront.

What happens if we delay starting the project?

Permit applications have expiration windows that vary by county. Delaying past that window means resubmitting the application and paying filing fees again. We flag the expiry date at the time of submission so the board can plan accordingly.

What do schools and HOAs receive at the end of the project?

A written completion record covering the finished scope, surface slope measurements, line marking dimensions, fencing setbacks, and drainage confirmation. This record supports future maintenance budgeting and any warranty claims against installed materials.

How long does the scoping and permitting phase take?

County review timelines vary, but the permit application and HOA review packet are submitted together as early as possible. We confirm the expected review window for your specific county during the on-site evaluation so the board can set a realistic construction start date.
